The building's exterior was last decorated in 2019. The proposed works cover render repair, redecoration of all communal external woodwork, and replacement of the rainwater goods on the north elevation. The estimated cost is £96,500 across 36 flats, which is around £2,681 for a share the size of yours.

Why you are being asked. Because your share of these works is more than £250, the law requires us to consult you before the work is done. If we get the consultation wrong, we cannot recover more than £250 from you — so we take the dates seriously.

How we send you formal notices

Section 20 notices, service charge demands and anything else with a legal date attached

Email and post

You agreed on 14 March 2026 that we can send you formal notices by email as well as by post. That agreement is why the consultation notice above reached you the same day it was issued rather than three days later.

You can withdraw it whenever you like. If you do, we go back to posting everything to Flat 16 and nothing else changes.

Six of the 36 flats here have not agreed to email. They are served by post only, and the consultation clock waits for them just the same.
Electronic service of statutory notices needs your agreement — we hold it per flat, with the date you gave it.
